Cancellation policy by villa
Every villa and suite uses the Strict policy. It is shown on the villa page and on your booking confirmation.

What Strict means

Full refund within 48 hours of booking, 50% up to 7 days before check-in.
- Cancel within 48 hours of booking, and at least 14 days before check-in, for a full refund.
- After that, cancel at least 7 days before check-in for a 50% refund of the nightly rate.
- Cancel less than 7 days before check-in and the booking is not refunded.
Times are Saint Lucia local time (AST). Refunds go back to the card you paid with within 5 to 10 business days.
House rules
Check-in and check-out
- Check-in from 3:00 PM and check-out by 11:00 AM. The Honeymoon Suite's check-in runs from 3:00 PM to 11:00 PM.
- Our property manager meets every guest in person and hands over the gate and house keys. Please share your arrival time so someone is there.
- Minimum stay is 2 nights.
Guests and gatherings
- Only the guests on the booking may stay overnight. The suites are for 2 guests only.
- No parties or events. Cap Estate hosts events only with prior written approval; see our Events page.
- The Rodney Bay pool, turf lounge and gym are shared with other Paris Villas guests. Please respect their privacy and keep noise down after dark.
Inside the villa
- No smoking inside. Please use the balcony or terrace.
- No pets.
- Towels, robes and linens stay in the villa. Beach essentials are provided where listed.
- Damage or excess cleaning is charged at cost.
Safety
- Smoke and carbon monoxide alarms are installed in every villa.
- There is an exterior security camera at the entrance and parking area. There are no cameras inside.
- Please drink responsibly around the pool. Children must be supervised at all times.
Concierge and outside services
- Private chefs, spa treatments, tours and other services are arranged through our concierge or booked on our Experiences page.
- Luxury services arranged without our concierge carry a US$150 service fee.
Experiences and tours
- Experiences are confirmed within 24 hours of payment. If we cannot confirm your date, you receive a full refund.
- Once confirmed, the operator's own cancellation terms apply and are stated in your confirmation email.
- Boat trips, hikes and other outdoor activities depend on weather and sea conditions. If the operator cancels, you can rebook or receive a full refund.
- Shared tours need a minimum number of guests to run. If the minimum is not reached, you receive a full refund.
- Transport to tours away from the villa is not included unless stated. Request a quote with your group size and we confirm the price before you pay.
Payment
- All prices are in US dollars and your card is charged in US dollars through Stripe. Other currencies on the site are a guide only.
- Your reservation code is emailed as soon as payment goes through, and we confirm the details within 24 hours.
- If the dates you paid for turn out to be unavailable, you receive a full refund straight away.
Website privacy
- We count visits to this website to see which pages are useful. The count is anonymous: no name, email, IP address or advertising cookie is stored, and nothing is shared with or sold to anyone.
- Details you type into the contact and payment forms are used only to handle your enquiry or booking. Card payments are processed by Stripe and we never see your card number.
